Shenandoah Manor Bed and Breakfast Policies

The Shenandoah Manor is pleased to host your special “get-away” – whether visiting a student at the local university, a sight-seeing trip, a honeymoon, a reunion group or just a stay to get away from the busyness of life.  As a romantic Virginia bed and breakfast, it is our goal to provide you with personal service, a peaceful ambiance, and lovely accommodations to make your stay relaxing and restful.  In order to ensure your stay in Lexington, VA is a pleasant one, a number of policies have been established.  Wireless Hi-Speed Internet is available for your laptop throughout the Manor and Guesthouse. Because of the age of the farmhouse and its original features, it is not handicap accessible; however, two bedrooms on the first floor of the Guesthouse can accommodate those who prefer not to climb so many stairs.

NOTE:  We do accommodate one night stays by availability, excluding holidays and local events where a minimum of two nights is required.

NOTE:  We DO NOT raise the prices on holidays or dates of special events.

Booking Policies

Reservations must be secured with a deposit by check or credit card.  100% of stay required at reservation. Event reservations for more than a year in advance may have a different reservation policy – please check.

All rates are for double occupancy and include a three-course breakfast.  There is an additional charge of $35 per night for any additional person in the room.

State (5.3%) and Local (7%) taxes for Virginia are additional.  If tax % changes from time of booking to time of stay, you will owe the difference at time of stay.

Weekends April 1 – Oct 31, a minimum stay of two nights will apply during holidays and special events.

One-night bookings are accepted year round by availability.

Cancellation Policies

There is a $50 cancellation fee (per room/per night reserved) for any cancellation.

April 1 – Oct 31:  If reservation is cancelled at least 60 days prior to stay, deposit minus the $50 cancellation fee (per room/per night) will be refunded.  If cancellation is made within the 60 days, deposit minus the $50 cancellation fee (per room/per night) will only be refunded if room is re-booked.  No shows and guests with early departure will receive no refund.

Nov 1 – Mar 31:  Deposit refunded minus the $50 cancellation fee (per room/per night reserved).

Check-In & Check-Out Times

Check-in:  4:00 – 9:00 pm.  If arriving later than that, please make sure you make special arrangements with us.

Check-out:  10:30 am

$25 charge for lost or unreturned room key.

Any room damages will be your responsibility and will be charged to your credit card.

The owners are not responsible for informing or returning any articles left behind.   Should you wish any left item(s)  returned, the shipping charge + a $10.00 handling fee will need to be received prior to sending the item.


Breakfast is served at 8:30 am.  Early departures may arrange for a continental breakfast.  Morning coffee is available from 7:30 am.


The Shenandoah Manor is a smoke-free facility both inside and on the grounds unless special permission is obtained for a special event (outdoor only).

$200 cleaning surcharge will be charged to any room in which a guest has smoked.


A Bed & Breakfast facility is often a destination where guests are looking for a quieter, relaxing time to get away; many times leaving their own children at home.  We welcome well-behaved children over 12 who understand that there are other guests, and are respectful of this.  Exceptions may be made upon request.


We have no accommodations for pets but will give you information of local kennels to make those arrangements should you be traveling with a pet.
