Reservations must be secured with a deposit by check or credit card.  100% of stay required at reservation.

For reservations into future years, a $50 per night per room non-refundable deposit is required at time of reservation with a balance due date TBD by written contract.

There is a $50 cancellation fee (per room/per night reserved) for any cancellation.

Apr 1-Nov 30/If reservation is cancelled at least 60 days prior to stay, total charged minus the $50 cancellation fee (per room/per night) will be refunded.  If cancellation is made within 60 days, total charged minus the $50 cancellation fee (per room/per night) will only be refunded if room is re-booked. No shows will be charged for entire amount of stay booked.  No refund for early departure.

Dec 1-Mar 31/total charged refunded minus the $50 cancellation fee (per room/per night reserved).

No exceptions.  We understand that last minute emergencies, illnesses or conflicts come up that cannot be controlled, and we are truly sorry.  To protect from an unforeseen personal emergency should it arise, you might consider purchasing travel insurance.
